WICHITA, Kansas, Apr. 30, 2008 -- You could call it the country club of storage units. A Wichita business is offering up space for those with too many toys. In fact, it's so nice you'll want to stay there.

Morrie Sheets and his partners have built and run storage facilities throughout the Midwest for years.

"And everywhere I went, people would say, 'I wish it were a little bit bigger and I wish I could own it," said Sheets.

Last year, he imagined a storage park with a twist -- the units are for sale. Each one is a personal hobby shop. He scrawled the idea on a napkin and took it to the bank. The bank's president invested in the idea himself.

"There's bathrooms, there's showers, there's hot tubs, there's mezzanines, there's wine-cellars, there's shuffleboard tables," said Sheets. "I think it's going to be a great place."

This is the ultimate toy room -- a place for all of your tools and boats and cars and even a flat screen. I guess you'd say that it's a place that you can do all those things that you just can't do at home.

"I've been looking for about 10 to 12 years for a place to put my stuff. This is just going to be a place to hang out and hide," said one customer.

"Here you get the pride of owning something, you get the equity, the depreciation and you have a beautiful facility that's going be around for a long time," said Sheets.

Owners also have use of a clubhouse adorned with a bar, flat screen TV's, a shower and a poker table.

Exec-U-Stor is sold out with many selling even before breaking ground. They already have plans to build on Wichita's west side next, but that's not all.

"We're in the process right now of licensing the deal in several states and we're talking and negotiating about expanding."

Units are priced at about $50 per square foot and they range from 800 square feet to one owner who combined 16,000 square feet.

Sheets has made a healthy profit on the project and cleaned up a lot of garages around the city.
